I wanted to break out the 2013 3rd Quarter Housing Numbers by county. Spoiler alert….it’s good news for every county in our metro area! Every county in the metro area (I pulled data for nine counties) saw the average sales price and number of closed sales increase while the average days on the market decreased.
This means that more homes are selling in fewer days for more dollars…in ALL nine surrounding counties.
The months of supply (how much time it would take to sell all currently active homes based on current rate of sales in that county) are looking much more balanced for all of the counties. Jackson, Wyandotte, Clay and Platte are all in neutral territory (5-6 months of supply — not favoring the buyers or the sellers). Miami and Cass counties are just slightly favorable to the buyers where Leavenworth has 7.9 months of supply which does favor the buyers. Johnson county KS is looking at 3.3 months of supply which is knocking on seller’s market territory.

Average Sale Price — $266,168. 7.1% increase from one year earlier.
Average Days on Market — 62. This is a decrease of 24.4% from one year earlier.
Number of Closed Sales — 3053. 20.6% increase from one year earlier.
Months of Supply — 3.3.
- Jackson County, MO
Average Sale Price — $150,045. 16.7% increase from one year earlier.
Average Days on Market — 80. This is a decrease of 14.1% from one year earlier.
Number of Closed Sales — 2619. 10.3% increase from one year earlier.
Months of Supply — 5.8.
- Cass County, MO
Average Sale Price — $165,995. 4.7% increase from one year earlier.
Average Days on Market — 95. This is a decrease of 3.2% from one year earlier.
Number of Closed Sales — 432. 19.1% increase from one year earlier.
Months of Supply — 6.4
- Wyandotte County, KS
Average Sale Price — $89,305. 15.5% increase from one year earlier.
Average Days on Market — 75. This is a decrease of 0.6% from one year earlier.
Number of Closed Sales — 399. 6.4% increase from one year earlier.
Months of Supply — 5.6.
- Leavenworth County, KS
Average Sale Price — $163,543. 9.4% increase from one year earlier.
Average Days on Market — 84. This is a decrease of 17.6% from one year earlier.
Number of Closed Sales — 252. 2.9% increase from one year earlier.
Months of Supply — 7.9.
- Clay County, MO
Average Sale Price — $170,458. 8.5% increase from one year earlier.
Average Days on Market — 83. This is a decrease of 6.0% from one year earlier.
Number of Closed Sales — 1142. 22.3% increase from one year earlier.
Months of Supply — 5.4.
- Miami County, KS
Average Sale Price — $171,465. 7.1% increase from one year earlier.
Average Days on Market — 93. This is a decrease of 24.1% from one year earlier.
Number of Closed Sales — 131. 2.3% increase from one year earlier.
Months of Supply — 6.9.
- Platte County, MO
Average Sale Price — $226,449. 8.6% increase from one year earlier.
Average Days on Market — 84. This is a decrease of 14.6% from one year earlier.
Number of Closed Sales — 423. 9.3% increase from one year earlier.
Months of Supply — 5.3.
The numbers indicate that our KC Metro housing recovery is chugging right along and it’s great to see that all of our metro county market stats are moving in the right direction.
I’ll post the 4Q 2013 numbers just as soon as they come out.
