Hi everyone. SUCH a cold morning hear in Kansas City. Updating the 4th quarter housing stats sounds like a much better alternative than getting out there just yet.
2013 turned out to be a great year of continued recovery for Johnson County. As that tremendous foreclosure inventory has cleared out, downward pricing pressure on homes let up and we saw average sales prices increase steadily throughout the year. Interest rates on financing did notch up somewhat in 2013, but comparatively speaking, still very attractive for buyers.
The 4Q 2013 stats are as follows:
Average sale price: $270,919 — Up 5.9% from 4Q 2012 and about 4K higher than the 3rd quarter of 2013.
Closed sales: 2249 — Up 7.8% from one year ago.
Days on the Market: 62 — Down a HUGE 24.6% from last year.
Months of Inventory: 2.5 — Down 20% from one year ago.
The inventory is .8 months lower than the 3rd quarter 2013 and is firmly in seller’s market territory.
As the average sales prices are coming up with fewer days on the market, this spring/summer season looks to be very brisk for Johnson County, KS. If you are contemplating a sale, feel free to give me a ring and we can go over your specific area to check those trends.
